UGH!  SO sorry! Youtube went a little rogue this morning and cut the ending of my video but I think the point was made 😉 Thank you all for watching!

You are SO RIGHT about those walls and the houses of one on top of another - way too close - the odds of having a crazy person close by are too high - who wants to sit and look at a wall?!?! No thanks - head over to Top of The World !

Really appreciate your expertise and opinions. Thanks

Honestly, it sounds like a resale property is the way to go. There's less pressure. Also, if the area is already built up, you know what you are walking into. We Looked in The Villages. I liked the older areas better because of the mature landscaping. Some of you the new parts are pretty soulless, may as well be in Arizona. One thing I noticed in TV was the view of power lines was really common, which is weird because in the neighborhoods the lines are underground. Show Spanish Springs some love. I thought it was a nice looking residential area with some financial advantages.

Its bad enough that one has to put up with the control of  the government let alone  H.o.a rules and regulations.  Thanks for sharing  wishing you the best.🎉

Your frustration is also mine, I want no walls, back to back with or without shrubs, partial vinyls slats, i do not want to sit on the patio staring at a wall 10 or 15 feet away, it's horrendous how TV builds these 'row houses' and what's even more amazing they sell everyone with the ridiculous  high bonds and some even have lot premiums.
My bucket list is very hard to fulfill within a reasonable price point at TV and thats a shame cause they have a great lifestyle/infrastructure that can't be matched, but at the end of the day i still have to go back to my half a mil postage stamp lot with the 10-15 ft side yards.

Here is my opinion.Have a great day, love the videos

What is it to hate??😂on my way to Kissimmee I saw a bunch of golf carts driving over the freeway lol😂😂😂😂😂😂😂it was so funny I wanna visit when I moved in the future from Texas

I am not a fan of the walls either, definitely something to consider in the decision process.

We have our 🏡🌴 first SALE… We want to get back to TV…

I'm here for the spicy comments!! Not a fan of the walls either. I would prefer landscaping as a barrier. I hear my neighbors now and we have 1/3 acre lot in suburbia. I realize TV lots are MUCH smaller. I will trade neighbor proximity for low yard maintenance in my retirement. And just take out my hearing aids when the neighbors are too loud, lol!  We really want to build, but not sure I have the patience to deal with the lottery. Someone else commented on the advantage with pre-owned is knowing everything that is around you. No mysteries.

You will either love or hate the villages. It's not for everybody

Keep in mind that the “water” and preserve lots also look good when they’re new but the water or preserve often gets overgrown and nasty and can also dry up. You paid a lot and you have no recourse.

It's not a Jail it's a Federal Prison with about 10,000 inmates

I watched this for ten minutes wondering “What’s your point?”

It sounds like you are looking for a lot that checks off ALL of your boxes. Well, it’s all about tradeoffs, there is always give & take when selecting a home or a lot (if building new).

But I think you’re missing the main point of buying a home in the Villages. It’s not the house, it’s not the lot, it’s not the location … it’s the LIFESTYLE.

We actually spend very little time in the house. It’s about your interests, what you want to DO in your retired life.

If you just want to sit within your four walls and look at a view, maybe the Villages is not for you. But if you want to do something, anything, many things, interact with people, socialize, get out of the house, then don’t focus so much on the house itself.
You can get a house anywhere.
You can only make a home.

You should know this.
You’re a Realtor.
Anyone can sell a house, a building, a property.
You should be selling people their lifestyle. What do THEY want? What do THEY DO? What are THEY looking for? What do THEY not care about? What’s important to THEM?

You’re right about the wall.
We did our lifestyle visit in a courtyard villa, with a wall.
Boring! I sat out on the lanai the first two mornings with a cup of coffee and stared at that wall.
Never went out on the lanai again. But …

Many, MANY people want that house with the wall. They have pets - a dog, or two, or three.
Lots of Villagers have dogs. The dog rides with them in their golf cart.
Their dog IS their preferred lifestyle.

Or they want the privacy/ seclusion/ want to be left alone.
I’m amazed how many Villagers build a pool, right next to a multimodal path, or facing a golf course. Don’t care who sees them swimming. Are less concerned about privacy at this stage in their life.

We live in the Village of Newell. Our lanai faces Meggison Rd - a major artery - lots of traffic - and a multimodal path between us and the street. It’s not for everybody. But we love it. Lots to see. Lots of activity. Wave “hi” to everybody walking by, walking their dog, on bikes, passing by in their golf cart. Others want more privacy - want that fence so they can let their furry friend run around & do their business. Not us. If I want privacy, I go inside.

It’s not the house.
It’s the lifestyle.
What do you want to DO?

We are fine with a wall. Or enclosed yard.  Don’t want the lake view or retention pond view due to alligators, and mosquitos!  The wall is not that close to be honest.  My sister has an enclosed yard. It’s beautiful and they have a dog so it’s perfect.

One big “buying mess”…I’d stay away from that whole area.

What an Education you Provide!  Thank You! Now I know why your MLS and VLS partner referrals (Great People!) have had such a difficult time finding my house with a "View"  ANY VIEW ... Just not a fence, wall or my neighbors Lanai... LOL.   I will keep trying.  Thanks Again.

If we decide to buy a pre-owned home in The Villages on the VLS, when do we bring in an MLS agent to represent us? Before we ever let them know we are interested in a particular home? We are thinking of a second Lifestyle Visit next month (is there a maximum number of times you can do these?) to really look at the different areas to find what we like and then zoom in on the houses to find one we really want. Should we have an MLS agent (thinking about you) that early in the game?

Do concrete walls offer some protection from strong winds?
