I'm in far north FL, and after paying State Farm premiums for property insurance for many decades and never needing to file a claim, I decided to go bare.  That was several years ago, and I've been putting the funds saved into a "property casualty fund" in case I ever suffer a casualty. So far so good. My home was built in 1960, and much stronger than the standards of today (big heavy rafters.)  Half a live oak tree once fell on my roof (right above my bed) and all it did was tear off a shingle!

I had a metal roof installed on my 70-y/o FL home for $12K in 2018.  Easily more than double that today.  I expect it to be the last roof this house will ever need.

My insurance here is cheap. I only pay $1,400 a year with State Farm. I have never had a problem with the sprinkler heads in the one year I’ve lived here now with almost zero maintenance. They are designed to be driven over the top of.

Reverse mortgage is a bad idea if you plan to leave anything to your kids. Educate yourself on the high interest that you will pay on a reverse mortgage.

I live in Fort Lauderdale so I understand the insurance challenge paying 9k a year. I have a concrete block house I've owned for 22 years. So far no problems from storms. I appreciate your video. You make some very good points.

You do not own a modular home, you own a manufactured home/mobile home.  They did not build modular homes in The Villages back then. A modular home is built in a factory but is assembled onsite. If you want low maintenance and a small amount of grass, consider a concrete block courtyard villa. Good luck with your move.

Actually, I think roofs need to be excluded on homeowners insurance.  Too much scamming.  Too many insurers using their insurance policies as maitenance policies.  They know their roof is shot, but wait until a big storm does damage and then turn in a claim.  We all pay when others do this.

I agree with concrete block house option. We always lived in one since 1978. I live in space coast area but far enough from beaches hurricanes have not been a problem except when a tree fell on our roof on garage  only from a tornado that came through our back yard during a hurricane and tornados can happen during any storm.

I have lots of family here and we have been the only ones to ever have hurricane damage. You more likely to get damage if you live closer to the coast and west coast is worse. Florida is a big state plenty safe places to live.

I also live in Orange Blossom.  Been here two years.   I am from another state.  I do part time house and pet sitting all over Florida.  A great way to see beautiful Florida which is new to me.   Before Florida I was in Europe for 9 months teaching English.  I have not seen you around the neighborhood.

You're selling your house and getting another because of insurance costs, but you say your insurance is not that bad? You realize you're losing 10% of the value of your current home to agents and closing costs? And you're paying closing costs and potentially loan fees on the new place. Plus, any bank in their right mind is not giving you a reverse mortgage on a mobile home. That's not going to happen. Whoever you're getting your financial advice from, stop listening to them immediately.
