Frank ripping the house up had me dying 😂😂😂

Frank, i swear the best thing you did this year was getting the vortalex posture corrector.. your posture has improved SO MUCH 😭 Just look at ur vids from 2-3 weeks ago.. huge difference

14:30 - That's a Federal Pacific Electric panel - a known fire hazard! Breakers don't trip when they're supposed to. That panel MUST be replaced.

As a soon to be first time home buyer I would NOT purchase this!

You guys should bring like a marble or something to demonstrate the crooked floors

Federal Pacific panel 50's-'70s.  These panels are known safety hazard as the breakers tend to malfunction and not trip.  Insurance and lenders will require replacement. Also, it's in a bad spot sandwiched between the upper and lower cabinets.  Gonna have to get changed and relocated.  A new panel is gonna be much bigger. Gonna cost some $$.

3:02 Frank is really putting a lot of trust into that ceiling fan to not fall down

Trent - you're becoming such a pro - love the floor plans and the "where's Nick's head", the room renderings are nice.
Yes - that one room is haunted - windows open on their own - good thing Trent caught the action!!!!
Many years ago, I bought a basket case, rehab house. Needed new roof, all new windows, bathroom floor and entire, refinishing of the hardwood floors and lots of cosmetic stuff. Yes, I got a great buy on the house $30,000. Had to qualify for the house and all the renovations. ALL the paperwork was a nightmare and took 8 months. This was just north of Tampa on the early 80's, it was a new program at that time, so it was learning for all agencies involved. Every bit of the rehab had to be inspected and the contractor was paid in "draws" a little at a time. It turned out to be a cute house and I lived there for 15 years. It resold for the 4th time, 2 years ago for $260,000.00.

The editing and production are getting really good.

I used to rent an old warehouse from 1910 for my business. The floor had been covered and recovered so many times it was about 6.5" thick! Original (fir?) subfloor and then 1" oak...then another layer of oak. After that was 3-4 layers of 3/4" plywood. I could literally park a semi truck on that floor!

That building lived a hard life for over a hundred years!

I love the "where are we" location graph.

I loved how Frank touched the trim and it came off easier than an old scab! lmao when that happened.

And no, I wouldn't want to buy this home. A starter home that needs work here and there is fine, but this needs it everywhere.

I’m seeing some signs of a roach infestation too, so that’s something you’re probably going to have to look into. Once they get inside the walls, they can be a real pain in the ass to get rid of.

Frank,,,  You broke it you bought it...

Those floors are just *wow*.  There's major bad juju under there.  Like it's slipped off supports entirely, or there's a sinkhole, or *something*... bad.

I'm no expert, but I think the "tear it down and build two new houses" makes the most sense. It looks like a nice enough neighborhood, and two modern new houses feel like they'd be way more appealing than this lemon.

You guys were only 7 streets down from me!

The Home Path program sounds good for places that are already habitable but may need cosmetic repairs or little issues that can be done semi easily. But something like this? Nah.

Tear it down build another new house on the big lot

@19:02 you see the painted 2x6s through the hole in the ceiling, this is your other sign that room was an addition (you later confirm from the foundations).  It was probably a porch on posts that eventually got enclosed and the funky roof lines you note at @23:33 is the result of sketchy work with the "addition."

My guess:  if we got into the attic we'd find a lot of rot where the sections of this place join together, which is a possible source of the leak found in the kitchen, around the electrical panel.

The FPE replacement would be $4k  or less if it was a "drop in" job, but the corrosion to wiring and terminations (to be found later) and the necessary relocation of the panel means a $10k minimum.  We didn't talk about HVAC.  My prediction is that additional damage will be discovered that makes this go sideways to upside down faster than a flooding kayak.
