Thank god for security cameras. Listed my home for sale in Naples FL. The agent called to say we have a couple who are wanting a private showing. I said great.! I'm was in Boston watching my phone camera and I see the husband walk into my kitchen open the fridge and starts eating pasta w/meat sauce with his fingers. I called my wife who was staying in FL and said throw away the pasta in the fridge. The agent never knew this because she was outside with his wife. You can't trust anyone. How sick are some people. The funny thing is they came back a week later, the jerk made an offer and I refused it. My home is still for sale and I'm not sad because I hated this guy.

This is something to do: CLEAN, CLEAN, CLEAN! I'm stunned by sellers' failure to pick up and clean before scheduling viewings.

Years ago, we went to pick up a friend for a weekend trip. Her house was being shown that weekend. The house was neat and clean everywhere but the kitchen.
The counters were cluttered, and clean dishes were in the dish drainer. She thought it was a plus.
My friend and I immediately went to work, putting the dishes away and clearing off the counters. We did explain why we were doing this.
Our friend had never sold a house before, and her family didn't give her the help she needed. The house did sell over the weekend.

Totally agree about the taxidermy. It’s a big turnoff to a lot of people! We once went to view a home with our agent and the owner was in the kitchen cooking fish! It stunk and it was very uncomfortable having her cook while we looked. Needless to say it was a quick showing and we didn’t make an offer! Also, what’s up with toilet seats being open! I have seen lots of photos online where they took photos and didn’t bother to lower the toilet seats. No one wants to see the inside of your toilet bowl. Gross!

Before I listed my late father’s house for sale, in 2013, I had cleared out everything except a few lamps and a vacuum cleaner. I had either junked or donated his furniture. The dining room set was especially nice, but I hadn’t had any luck trying to sell it, so i donated it to some organization.
I wish I could have met the buyers before I let all of that furniture go…I later found out that they had lost everything in Superstorm Sandy, and they were just starting over! They were happy that I left them the lamps and the vacuum cleaner, but I felt bad that I had gotten rid of all the furniture! They could have used it, at least in the beginning!

My favorite real estate story was when I was looking for my first property in the Phoenix area. My realtor took me to a bank foreclosure where the bank had allowed a homeless woman and her daughter to live there until the house was sold. They told her the woman would let us in. So far so good. But when the homeless woman opened the door, she didn't warn us that she had decided to keep several gigantic live chickens inside the house and it turned out my realtor had a phobia of chickens! She ran screaming out of the house. I was a little scared, too, because I've never seen hens that big before and they were very aggressive! The lady told me that she and her daughter were living on the eggs. And she helpfully told me that chickens were great because they helped cut down on the scorpions - which turned out to be plentiful! She kept pointing out a scorpion every time we came across one inside the house. It turned out the house had been built in the path of a scorpion migration route and once these are set the scorpions will never deviate from that route. If that weren't enough, the homeless lady also showed me where all of the extensive, untreated termite damage was, all over the roof and walls.

So I would say either "don't have live chickens in your house during a showing." OR "don't have someone living in the house who is motivated for the house not to sell"!

I was on Zillow not long ago and astounded that people leave shoes on the floor and beds unmade, and this was in almost million dollar listings.

When we sold our home, we had it staged, and it sold for $100,000 over the asking price (We have an RV and we lived in it at a park while being sold). It looked beautiful, and all our belongings were in storage. However, when we bought our next house, (there was a shortage of homes), and the seller was SMOKING at the kitchen table. I barely looked at the kitchen. Despite this, we decided to buy it. Unfortunately, we had to gut the entire place, wash all the walls, ceilings, and windows..and remodel. My advice is to avoid buying a home that has been smoked in. Her being there we didn’t look at it thoroughly.

Thank you for this. I am an only child, and lost my mom a few months ago. I now have two houses. I have been back and forth and up and down in deciding what house to keep. I have finally decided to part with her house. It is more than difficult letting go of her things. I grew up in her house. It is mid century modern and very nice. I truly love the house. I am feeling that I will never really move on with my life until I am able to separate the house from her. I am giving away or donating many items. I am fortunate in that she was immaculate and clean. No clutter, etc. Your video has given me clarity, and I will definitely take your advice when showing the house. Your recommendations are very much appreciated.

There are professional "buyers" who attend open houses and they are looking for things to take. You have to be so careful.

Re open house. We had several garage sales. One person asked to use the bathroom for her little girl. Of course, we have permission but they were gone for a long time. I don't think anything was taken but it was weird and I couldn't figure out how to be supervising the garage sale while also checking in the house to see what this woman was doing. All was fine, but I learned.

The first home we bought 45 yrs ago had a mounted trophy head in the living room. The owner asked if he could take it with him. Enthusiastic YES from us, lol.

Finally, a realtor on YouTube that tells the truth about open houses. I was a realtor many moons ago. And we all knew that the reason we did or sat open houses was to get buyers. Open houses very seldom sell houses. All your advice and tips were right on point.

One tip about pets for buyers. Don’t bring your pets with you when you’re viewing homes. Many homeowners don’t want strange pets in their houses.

I had a small 2 bedroom house in an iffy neighborhood that was taking FOREVER to sell. I did everything I could considering we had two small children and full time jobs. Tried the 'make cookies' thing too. I finally said to hell with it and threw a 6 lb turkey in the oven for an open house figuring the agent would be there to keep an eye on it and we'd be gone for 3 hours anyways. Sold that day. Smelled just like Gramma's house on Thanksgiving.

And I'd like to take this opportunity to apologize to whoever bought our house 20 years ago after I 'forgot' that we had decorated my daughter's bedroom ceiling with HUNDREDS of stick-on glow in the dark stars that were invisible during the day. I hope they were easy to take off.... 😕

Personal story. Years ago we had an open house when selling our home. Our agent was there the whole time. Well, after we came back, I realized that somebody had taken some jewelry from our bedroom which was upstairs, away from where the agent was. I think I had the jewelry box out on my dresser. Just a dumb move. I probably thought it looked 'nice'. I didn't even think about somebody taking something. I would never do that and it just didn't cross my mind that anybody else would. So I lost some jewelry my grandma had given me. Irreplaceable. Difficult lesson learned.
