Peak cringe watching Vaush call Ezra snide and smug while dismissively mischaracterizing him with leftist platitudes while being viscerally snide and smug

Must be embarrassing for Sam Seder to get cooked by two Kleins in the span of two weeks

Guzzling BUCKETS

Sam reading off studies only for Ezra to have already read them and for Seder to immediately concede were the best moments of this debate.

This is low-key one of the best politically nuanced, insightfully prescient engagements on where we need to be critical of evidence over ideology like Destiny points out. Save this one.

Gosh I just love it when Destiny constantly pauses to answer random fucking questions from chat that have nothing to do with what's currently being discussed in the video!!!

Sam is a girl name, Ezra is a masculine name.

It is very interesting, that I feel like Ezra could do a whole "it's the rich people in homes heh heh we hate billionaires too" agreement rounds with the leftists. But he doesn't because he wants to get stuff done and does not want to compromise the Abundance movement. Big props to him for fighting the hard fights

Vaush is a horse’s name.

I believe what your chatter meant was that the rent rarely falls, it may flatten or go up for a few different reasons,  but declines are rare. Multifamily housing constantly poll each other to see what others are charging to raise rents. Drops in demand are usually dealt with through move in specials or vacancies.

I've never heard someone say "uh" so many times.

25:00 rent in Austin is actually down 15% from the 2022 peak despite continuing to grow. Meanwhile San Jose rent continues to grow despite the population shrinking.

I’m a developer in upstate NY and here is why the super strict zoning laws hurt and also help. First of all having strict laws make it super lucrative if you are able to work with the city and get approval. The shitty part is you create a lot of monopoly type companies because they load local government with friends and fund the campaigns. For example my buddy has his brother as head of zoning and town supervisor in one of my local towns. He was able to build a 150 unit development where no one else would ever be able to in 1000 years.

I currently live in/outisde Nashville and have for the past 12-13 years. We are facing the same issues that I saw in Philly, where I lived before, happening here at a large scale mostly post-covid. Rent is ridiculous, let alone the cost of buying is INSANE, so much so that I had to move out of Nashville proper, and live 45 minutes outside of the city. Gentrification, rise in homelessness, crowded roads and infrastructure that is falling apart, and the new infrastructure being built is outdated before it's even finished. And they are building SO MUCH, yet prices still go up. The running joke is that the TN state bird is a crane because of all the construction and the amount of cranes you see on the city skyline. And, because it's a red state, they refuse to do anything about public transportation.

A good example of money being power is that the owner of Beaman Buick, a car lot here in Nashville, used his money and influence, with the help of the Koch Brother's PAC, to run a huge smear campaign to get people to vote against a bill that would have updated public transportation, which would've made it easier for people in poor communities to have easier access to areas with more businesses, colleges, etc.

“The perfect is the enemy of the good”- every lefty ever with every issue

1:16:14 depends on the region. Some areas have Speculative markets that’s where you see investors buying and holding housing assets and not renting them (because renting them means maintenance and management costs that sitting on them short term doesn’t)

1:10:08 this is an amazing rage bait

I think it’s the middle class mainly stopping housing projects in west coast cities. But they typically have legitimate concerns due to lack of water supply, lack of infrastructure, etc. it’s so hard to get anything done in California that adding a bunch of housing is going to cause tons of secondary issues that might take decades to solve.

And property is so expensive that expanding roads or adding trains balloons to 10x the original estimate.

3:32 This is very true. I've met so many people who openly call themselves "socialist" around where I live, and then when asked about the policies they support, it's just basic social safety nets like universal healthcare. They still 100% believe in the free market and whatnot.
