A small building lot in Boquete costs about $50 a square meter. In seven other Panama towns, real lots listed this week (checked October 1, 2026) go from about $39 down to $2.29 a square meter: Santa Fe, Penonomé, Volcán, Guararé, Potrerillos, Antón and Gualaca. For each one: the lot, its price per m², what a small 80 m² house would cost to build using official building-permit values from INEC, and the problem the listing leaves out: a market with four listings, a payment plan with no deed for two and a half years, the 10 km border rule, well permits, "utilities a few meters away", possessory rights instead of a title, and a seasonal spring.
