I purchased one residential lot and built a small home like what they were talking about and rented it out since I watched this video about ten months ago. I designed it and did all of the labor myself, with no hired labor to help me except for on concrete days. I funded everything myself as I'm debt free and have zero credit. I got the land for free because I had previously purchased a six acre lot with two tax partial ID's with an unfinished home on it. Then I found out that I could do a lot line adjustment and build another home on the land so that's what I did. I had been planning on doing that when I watched this video but was all set to go when I watched this video. My construction cost were less than $50k since all I had to purchase was basically the materials. Now I'm looking at purchasing a small multifamily lot to build it out. I'm also looking at a ten acre lot as well where I can subdivide into many smaller lots. The max I could build on the six acre lot was two homes with approximately three acres each of land. I watched this video again but didn't know that I had previously watched it till I saw my comment. I've got to figure out how to present a finance deal to the bank so that I keep as much money in my pocket as possible. I know what my hard cost are but not what a builder, subs or employees cost. The banks for sure want those numbers so that they can underweight the deal.

Ive been doing this for a long time.  You're basically trading a temporary extra cost for a bit less risk. (Less risky as long are you properly do due diligence) You can do it on empty land but another option is to work out a deal with cities that if they go easy on costs on their end of things you can get rid of ugly old abandoned houses and put in new higher taxable properties and make the city less of a dump.

High end build can be done for $125/sf, if you know what you're doing, and don't get cucked by overpriced contractors.  Be the GC, do a ton of the work yourself, with family/friends.  Where you just need extra hands and muscle, then make sure that work is nice and cheap.  Source your own materials, and negotiate.  If the price is too high, walk away.  Find a better source.  New technology?  Engage the OEM for training and learn to do it yourself.  Anything more than $100/sf for a standard American crap house means you're getting scammed.

Buying older subdivision infill lots, I have built several single family rentals.  I also purchased several infill lots that were zoned multifamily.  I built one 4plex, one Triplex, and about to build another 4plex.
