What has been your experience with short term rentals?

I do build to rent also with infill lots. Building one to two units a year. Small multifamily and Single family builds. I share that journey also on my channel. I build with 20% build equity each time with good positive cash flow. Wish you the best!

This is a great idea. I purchased 8 acres outside city limits and personally built 8 rentals on it. I had a business at the time where I was making good money so instead of investing that in stocks etc. and I had building skills I decided to build my own rentals. I learned after building a few 3 bed 2 bath family homes that was not the way to go so I started building 1 bed 1 bath tiny homes from 448 to 600sf and found a sweet spot where instead of making .90 to .95 cents per sf (in my market) I could make $1.50 to $1.65 per sf on the tiny homes plus I didn't have to deal with a family that caused more issues in the community due to teenagers throwing parties, being disrespectful etc. to other tenants as my tiny homes have only one person living there.. Now I have a quiet, peaceful community with no issues that that for years now. You can make 25% to 30% return my doing it yourself and managing it yourself. I further patented the land and made it all private. Building to rent is the way to go especially tiny homes as that market is in much higher demand (for my area anyways) than larger homes due to family value decay in our society.

I really like how you did this here. This is something I would be very interested in doing as well. I currently have properties scattered around (found great deals) so when I need to go visit them, I end up driving for 4 hours round trip.

i cannot make the numbers work on build to rent. rents are 850 MAX, means i need to build around $70 sq/ft. and THATS NOT going to happen.

Just curious, what is your ROI percentage with all the new building you did? I understand you functionally got the rear land for free basically, but what about all the new construction and rehab costs? Are you grossing 10% - 20%, and what was your all in? Just curious how your local jurisdiction worked out.
