Hello everyone! My name is Tatyana Klimenko, and I'm the CEO and lead broker at KNRU.
Buildings are crumbling on Gorokhovaya Street, every fifth store on Sadovaya Street is closed, and investment in commercial real estate in the city center has halved. Meanwhile, tourists brought 730 billion rubles to the city in a year – and all of this is generated by the historic center. On the outskirts, Europe's tallest skyscraper is being built for 155 billion rubles, and two more are planned.
In this video, I analyze what's really happening in St. Petersburg and where it's worth investing. I explain why the law that's supposed to protect historic buildings simultaneously hinders their restoration. I use figures to show which buildings have proven that renovation is more profitable than demolition.
I describe the scheme by which buildings are allowed to become unsafe and then removed from conservation. And I explain why St. Petersburg's gray belt isn't a problem, but a gigantic asset right in the city center.
