No other choice but to have some sort of wealth to live here, real estate tax and insurance are outrageous alone and that's coming from someone who owns multiple properties in the heart of Broward County. If these property taxes and insurances continue to rise it might be time to reassess these investments.

You definitely underrated Davie. It has a proximity advantages of plantation, but with much bigger properties and much more privacy and you're only 15-20 minutes to the beach

One of the biggest challenges to control in all these places is AirBnB/Short Term Rentals. LLC companies (sometimes owned by foreign nationals that do not necessarily care about our communities and ways of life) are allowed to acquire property in residential zones for pure commercial/short term rental purpose. There should be protection for homeowners and proper zoning that pervents this obviously commertial purpose from coming into residential neighborhoods. Fort Lauderdale already paid the price years ago by encouraging spring brek business. It ended badly. Now it is proliferation of aribnbs in residential zones. Terrible.

Fellow northeasterners, this guy is definitely smoking something. Florida, use to be a good thing for a second home and income tax savings, no longer. Because of proximity to the northeast retirees found it affordable and convenient however, currently exorbitant real estate taxes and home insurance outstrips the value of ownership. Unless you are within 1% of NAV this financially doesn't make sense. Other considerations, culturally and dining Fl, is non-existent with exceptions of Miami and pockets elsewhere. Florida, with so many retirees consistently ranks within lower 1/3 nationally for medical care and hospitals with exception of Mayo clinic in Jacksonville. Education? Ditto. Present day FL is no longer the FL of your parents and grandparents and not for the better.

i just moved here 2 years ago, and it was the worst decision of my life. Compliance officers from Wilton Manors have my life a living hell with their nonsense violations. These people come after you to and leave you no logical recourse to undo the liens and fines to avoid their BS. On top of that, there are so many scammers and people trying to steal your money. Most Floridians are the worst kind of people I have ever met. They are beyond rude. I had one asshole threaten to beat me up at the dog park because my puppy was being playful.

If I were moving to Ft Lauderdale I'd move to Oakland Park. Avoid the growing troubles that Ft Lauderdale is going through and you get the same benefits of being right there!!! East Oakland Park is the way to go!!

All bad advice… just don’t move to South Florida. Insurance is most expensive in country. Schools are terrible. 2 months a year of a good weather. No jobs. Real estate is overpriced.
