The Mari Carmen housing decree isn't going to lower prices. And in this video, I'm not just giving you opinions, I'm showing you with numbers.
I became a developer for a while. I took a real plot of land that's currently for sale in Valdeacederas, in the Tetuán district, and did a complete study: what can be built according to the General Plan, how many homes it can generate, how much each unit costs, how many taxes and fees are involved, and at what price those homes would have to be sold to break even.
The results explain, better than any headline, why so little is being built in Spain.
We'll look at the buildable area and height allowed by regulations, why the garage ramp encroaches on a house, the €37,300 construction tax (ICIO) just for the permit, how long a license can take, how much it actually costs to build today, and what happens if we decide to rent instead of selling.
Finally, we do the calculation in reverse, which is how you actually buy land: what's the maximum you could pay for that plot? And that's where everything becomes clear.
