2- The valve stem tool, screw it on like you did and then use the pivot to bend it over to the edge of the rim, rest one of the notches on the shaft on the edge and you can use it as a pivot to lever the valve stem in, you don't have to do all the pulling/leaning on a propane tank. A little bit of soapy water works well, also.
3- soapy water, let the rubber surfaces seat better
4- When at 30psi, bounce the tire on the ground a couple of times, it will make sure the bead is seated.
5- some brake clean shouldn't be burned, it releases phosgine gas which is toxic (it was used as a nerve gas/chemical weapon in WW1). Use starting fuid (ether) or carb cleaner.
6- The brass button on your tire gauge deflates.
