If I decided to take the financial risk of buying any home in Florida and decided this would be a good neighborhood for me, I would first look at the cost of the monthly HOA/amenities fee for these units and how often it has been raised since the neighborhood was built. I would also look at the state of the reserve funds the HOA is supposed to have. Also, I would look at whether the HOA is behind on costly maintenance of the units/neighborhood (such as roof replacements, road resurfacing...) and whether a special assessment is due soon to be levied on each owner/mortgage payer. I would want to know the average monthly cost of homeowner's insurance for these units. I would want to know if there are tornado shelters for the residents or if the HOA rules forbid the installation of a private tornado shelter. Would also want to read the HOA rules on landscaping, pets, overnight parking, backup generators, etc. to see if these would interfere with how I like to live. All this before I even thought about making an offer.

I wonder how the sound is with the neighbors, is it concrete separating each condo?

My first thought is those floors are hideous.

Hi Jeff, thanks for watching. At this price point, it represents great value and the seller just accepted an offer. It's not always easy to show the benefits over a video and you need to visit in person...

I just couldn’t cope with all those stairs now unfortunately.

Not a bad place for the money but the parking lot looks to be in horrible shape which isn't a good sign of the HOA or the city whoever is supposed to maintain it. The buildings as well looks like they need some maintenance.

You keep saying new but 2018 is almost 10 years old, by far not new. Floors are horrible, and small kitchen they need to knock that price way down. It needs a remodel.
