Most people open Rightmove, see houses at £250k or £300k, and decide property investing is too expensive and they've missed the boat. They're looking in the wrong areas at the wrong stock. My sweet spot is a tired 2 or 3 bed freehold terrace or semi between £70k and £150k, on the edge of a city with jobs and good commuter routes, renting for £800 to £1,200 a month.
What a £100k buy to let really costs:
Buy to let deposit at 25%: £25k
Stamp duty (5% second home surcharge) and fees: £7k
Refurb: £30k (kitchen, bathroom, boiler, carpets, paint)
Buffer: £3k
Total: £65k
