If I was buying my first investment property again today, there are 8 things I absolutely would NOT do.

Some of them might surprise you.

I wouldn't necessarily buy the cheapest property I could find. I wouldn't buy the beautiful brand-new flat. And I definitely wouldn't assume that every property with a problem is an opportunity.

In this video, I use real properties currently on the market — including a £30,000 auction flat, a £100,000 cash-buyers-only flat, a short-lease property and a £277,500 new-build — to show you what I'd avoid and what I'd actually look for instead.

I also take you back to my own first investment property, which I bought for £84,000, and explain why I think your first property's job isn't to make you rich.

The sweet spot I'm looking for isn't a perfect property and it isn't a disaster. It's a property with problems I understand, know how to fix and can potentially use to create value.
