I still wouldn't mind living down there if I got a house for the right price, and they get the flooding issues corrected

I was down there sightseeing last weekend. They demolished the old Fox Creek pumping station at Ashland and Jeff. Got some other project going on. Maybe it will address the flooding issues they've had forever, in that neighborhood

I went to kindergarten at Guyton, in 1969.

My grandparents lived on Eastlawn and Scripps

What a beautiful residential neighborhood with the riverfront park.  As I replied to the last Jefferson Chalmers video, this should be renamed The Garden District.  Redo the adjacent retail spaces on Jefferson and you’ll have a very desirable section of Detroit.

Bel quartiere residenziale 😘

Looks like they removed the NIKE radar platforms.

Wow Ford Park is stunning especially considering what it used to look like I remember the old abandoned bait shop and crappy gravel parking lot last time I was there.

The city, state and federal government need to find a solution for the canals. The combination of record high lake levels and record rains left the canals at bank full and the streets filled with water. Still the Detroit River isn’t a river it’s a strait designating areas of Jefferson Chalmers as floodplain is factually inaccurate. I would go so far as to say an unhelpful regulation.

Still there’s ways to deal with hardening infrastructure and upgrading flood control measures. The tunnel that connects Fox Creek to Connor Creek and I believe is or used to be managed by a pumping station seems one area to explore. It would be better to just fill the canals in then block them at the mouth as first proposed that would create a stinking algae & mosquito filled swamp. Not unlike the area that existed before its development, land too low and wet to be successfully farmed.

I all this will need to be addressed because the heart of the beautiful commercial strip is where Fox Creek comes into daylight. Although speaking of which daylighting Fox Creek north of Jefferson would be a great way to jumpstart revitalization of the infamously vacant and nature filled Fox Creek neighborhood. Reconnecting the urban tissue of Detroit with the Grosse Pointe’s is one of the lowest hanging fruit in terms of a win-win for urban - suburban renewal. The Cornerstone District and Mack Ave is a shining example of what the Detroit - GP border should and could be.

East Jefferson has its hurdles to overcome there’s a lot of vacancy in SE Detroit but it also contains some of the cities most elite & desirable neighborhoods. Hell the planned Olympic Village was The Gold Coast across from Bell Isle where swimming and water sports were to be held if Detroit won one of its record number of nominations to host the Olympics.

History aside I really like the stair step plan for developing high rise density along E Jefferson. With 25-30 story buildings envisioned along Jefferson 10 - 15 a bit south and low rise infill along the water itself (as a long term infill & development strategy). Allowing for the maximum amount of aquatic vistas for envisioned residents.

Asides aside there’s tremendous depth in architecture in Jefferson Chalmers and it has geography as long as it can effectively deal with the environmental challenges it has a bright future.
