The nicest compliment I ever got was when my next door neighbor's house was for sale and I over heard their realtor during a showing say "And you could be living next door to this beautiful house."

We had a very unusual home purchase experience. We relocated from Denver to N. Virginia, we had 3 days to find a house (we had to be out of our property in Denver ASAP). Long story short, we fell in love with a particular neighborhood but the only 2 homes for sale were just not quite right. Our wonderful agent did some snooping and found out one of the homes was getting ready to be put on the market, but the owner was still painting etc. The owner let us do a walk through of the house (with our agent of course) and it was love at first sight. We gave her an offer from the driveway! In this unusual case, having the home owner show us around was fantastic.

The advice to take a picture of your home is really good. Take pictures of everything and look at the pictures to get an idea of what things look like to other people. Our human brains filter out A LOT Of what we see. But the camera does not filter. So when you look at a photo you can see things that you may not be able to see just using your eyes.

Curb appeal is so important. My 85 year old mother chose a terrible bright yellow color for the exterior of her house. It was so bright that the neighbors were up in arms and wanted to force her to repaint her house. My mother was loved by her immediate neighbors that they stopped that talk. Fast forward 10 years. She dies and when we got her house ready to sell, the realtor told us we HAD to paint the house first. She knew the clients would not even stop. The best money we spent was to paint the house.

Audra, Update! I messaged you a week or so ago and let you know we had sold our home but hadn’t actually closed on it yet, ( not sold until you close) well we closed today!! Followed all your advice especially pricing it right at the beginning and we got asking price. We are retired and are on our way to Alabama to live closer to family. As a retired Realtor, I always suggested my sellers view comparable homes through a buyers eyes. Then price accordingly.

Elon musk put a “DataCenter” very close to a residential neighborhood. Now there’s jet turbines running 24 hours a day and the amount of homes for sale has increased dramatically.
Data centers are going to hurt real estate prices.

I’m selling my house and I watched a few buyers walked in and walked right out in seconds. I had many boxes that filled up my garage and the back room. The agent said that it would be okay to keep them boxes in the garage and the back room. I hired a new agent and she told me that I needed to spend the money and rent a storage unit to put them boxes in.

Smell!! ... I will pass by a home if it has a bedroom being used as an exercise room. In my youth I rented a duplex that previously homed a man and his son and they used the spare bedroom as a weight lifting room. The landlord would not replace the carpet and pad. I couldn't stay because of the odor. So, you're spot on, Audra!
