A divorced friend was selling his house in Santa Monica. His agent told him he would get a lot more for it if he did up the kitchen and bathrooms. Not having any interest, he told her to go ahead. $158,000 later, the house went on the market and sold within days for their asking price. The new owner bulldozed the house flat and built a new one. Moral of the story: do up a house when you move in; just a coat of paint and tidy up the yards when you sell.

I have a friend who was selling his house to move away. He was told if he did this and that he could get several thousand dollars more! He spent several thousand dollars and almost remodeled the house! It sold for just a little more snd the people who loved the house and bought it, completely remodeled it! A waste of time and money!

A home buyer can’t get a bank loan in South Florida if the home needs a new roof.

Concise and to the point. No wasted time repeating. Very informative.

I was told by a real estate agent that most renos ‘might’ sell your home faster, but won’t get you any more money. She said cleaning, decluttering, and fresh paint is as far as you should go.

Sounds to me like selling a house “as is”. If I were to sell my home, it would need extensive renovations to get it up to date. So, your video just saved a lot of money and time!

I agree with you. You can only get so much per square foot based on the location and surrounding properties. People who spend money on remodeling need to take that in to account. For example, if homes are selling for $210 per square foot, you don’t want to have $250 per square foot invested in that home.

I sold my house by myself as is, made awesome profit. All I did was clean in and outside.

Good overall advice. I have prepped 3 homes to sell. Each one I followed basic simple rules. Clean it top to bottom inside and out. Make sure everything works properly, lights, Heat and A/C. Doors open and close properly. Touch up paint and trim. Most buyers will request a home inspection. Don’t give the inspector anything to complain about. If you have pets try to board them somewhere so they don’t interfere with the house showings.

I’ve watched hundreds of videos on home selling as I’m selling my property and this is by far the best one. THANK YOU!

Just sold my house in Fort Worth TX last year and was so glad I replaced my roof beforehand. The roofer got a write-off for hail damage, we ended paying about 6k for a 21k roof and sold our house the 2nd day it was on the market. Absolutely recommend the new roof. The first two showings got in a bidding war and we got 10k over our asking price!

My daughter was selling her house and we spent seven weeks preparing. First she got two moving pods delivered and used the to declutter her house. Once a week she would let her kids exchange toys. Second, we cleaned very thoroughly. Very. She painted the hallways upstairs and replaced the carpet but did not repaint the bedrooms. The upstairs bathroom and kitchen cupboards were falling apart despite the house being not that old. They thought about replacing them, but I said that every woman wants to design her own kitchen. Let the price reflect the need for updating. It sold in three days with a nice profit. The buyer liked the nice flat area for a pool and was excited about designing her kitchen.

She’s 100% correct on these tips. I’ve been licensed in CA since 2005 and helped a local agent on the buyer’s side and almost ALWAYS they want to rip whatever was done and make it all their own. A better strategy as a seller is to give a flooring allowance or something vs $$$$$$$$$$ remodeling something the buyer isn’t going to like.

A good list for most people. Thanks for bringing it out.

East Coast, DC area here. Just sold our townhome of 25 years and did all of these things. Now, we did renovations over the years above and beyond, but for US to enjoy them. They helped push the price to at least 50-70K above anything ever in our hood (hood was a little low-income....). We walked away happy, and we hope the new buyers are happy too. *EDIT*: *did or did not do as she instructed in the video!
