Back in April, I was renting a one-bedroom apartment in Alanya for €350 per month—not far from the sea, in a nice, modern complex, close to all the necessary amenities. I'd been able to find accommodation for my mother for about the same price in previous years.
But in the fall of 2026, things turned out completely differently.
I spent three weeks looking for an apartment, connecting with realtors and property owners I knew—and almost everything was booked. Moreover, high demand isn't just noticeable in the budget segment: good apartments in expensive complexes are also booked months in advance.
The price has also changed. Now, €650 is practically the minimum rent for a decent one-bedroom apartment. And with utilities and other mandatory payments, the total cost easily exceeds €700.
In this video, I'll show you the apartment I finally found, the residential complex itself, and tell you what particularly surprised me about the new construction in Alanya. But the main question remains: what happened to the rental market? Why has demand grown so much in just a few months, while affordable housing has practically disappeared?
