What happens when your first property investment project is a seven-bedroom house, bought at auction with no investors secured, and you decide to split it into two separate four-bedroom homes?
In this property investment case study, Jessica and Josh take us inside the renovation of their first major project – a large seven-bedroom property they purchased for £225,000 at auction and are transforming through a title split into two four-bedroom terraced houses.
With an estimated £100,000 refurbishment budget and both properties already pre-valued at around £225,000 each, they explain why the title split offered stronger exit strategies, including selling, buy-to-let and social housing.
But the project has not been without challenges. Jessica and Josh reveal how they won the property at auction without having the funds or investors secured, how an investment pack helped them raise money from three investors, and how delays with bridging finance resulted in approximately £20,000 in late fees.
They also share how property education helped them identify a potential stamp duty saving, reducing the amount they expected to pay from around £13,500 to approximately £1,500 because of the property's commercial use classification at the time of purchase.
During this Samuel Leeds Academy property site visit, they break down refurbishment decisions, building control requirements, investor relationships, sourcing local trades and suppliers, and why building a strong property network can dramatically affect both costs and opportunities.
