So many people like to do the easy part and just show model after model and give an estimate of the price. No one ever includes ALL THE COST. Thank you

For those who are going to do this... pay the extra to have the incoming power buried. No overhead lines.

1.  the first video that ever broke things down.  So tired of youtube channels that glorify living out of a camper, etc.  We had people glorifying living in a mobile home park, locally, until the advocates learned that there was no restriction on how high the rents could go.

I got my double wide almost new, never used for 6000.00 from a country club that was going to use it while building the new clubhouse. They decided not to use it and we bought it. It's been over 30 years we've lived in it and the only thing I find is mobile homes have a different set of problems. But a home that's livable is worth gold. Good luck with yours.

Costs more than I would have imagined. Takes a lot of planning.

I spent $150k in 2002
The property was 62k
I found the property myself and worked with a contractor who knew what he was doing.
It came in 5k over the 145k I wanted to spend, but I retired thereinr northern CA, when I was 55 11 years ago

I love the idea you can add other mobile homes on your property for your kids while they go to school, get their first jobs and save money. Things are so much harder economically so anything we can do for our kids is incredibly helpful for them.

I have set up mobile homes all over alaska on raw land. I did it for close to 40 years. Do as much yourself as you can. It would save you a lot of money.

It's good that you put that out there, so other people can get idea of what the real cost is when buying their home.

One issue not covered, which can be problematic is easement rights. If your property is "land locked" inside other properties you'll need easement access. This requires cooperation with your neighbors, hence it can get sticky if they don't like people moving into their neck of the woods

You have a good video on basics.  I did the same back in 2007, after selling my home in Florida (last one on the block to sell at the pre-financial disaster prices).  My wife and I did a HUGE amount of research and planning, spending almost a year on that alone.  It has paid off handsomely.  A few tips for those considering:

1. The land value is what makes a property work for you.  I wanted - and got - a year-round stream.  That eliminated concerns about water and well, although I did put in a well.

2. Manufactured homes generally depreciate in value over time, whereas stick-builts appreciate.  Modular homes are like manufactured (in some cases almost identical) but because they follow different building codes and are considered permanent, they also appreciate in value.  If you are retiring, having good land and a manufactured home that depreciates can keep property taxes more even.

3. Insurance on manufactured homes is BAD and overpriced.  Read the policy thoroughly and ask questions.  Some policies have enough wiggle room to deny any payout.  In some cases (especially if you bought a used home) it can be more prudent to avoid insurance.  In Alabama, liability for guests on a property is limited, and trespassers do so at their own risk (barring man-traps).  When damaged, manufactured housing is more often replaced than repaired.  If a used replacement costs $10,000, paying more than $2K per year for insurance is a losing proposition.  Invest the money and at five years, you not only have saved money that would enrich others, but are ahead in an emergency fund,  At ten years, if you pay yourself and invest that wisely, you have cash building up.  Remember that land itself doesn't burn.  An inexpensive place on property that will gain in value is smart.

4.  Property survey AND title insurance.  Title insurance is cheap, and it is a must to keep others from trying to take yours away.  Give copies of the survey to next door neighbors and head off problems.

5. Exterior and skirting.  Spend the money on concrete block skirting that critters can't chew or bully through, and won't open up in storms.  Spend money on hardyboard or similar siding rather than vinyl.  It lasts longer and can stand up to nearby fires much better than vinyl.

6. Country neighbors are much more important than in a city.  Buy land in a sketchy area, and you will have problems.  Scope out areas thoroughly before spending a dime.

I'm a permit technician and my company installs mobile homes. The permit fees alone can vary by 10s of 1000s of dollars between counties. Some of the counties I work with are an absolute nightmare! You can build in a flood zone but its a lot more work and money. Find a company who will do it all. From the permits, perc tests, septic, well, site prep, foundation, install mobile home, decks, skirting, gutters, etc. Much easier to have one person who knows what they are doing coordinating it all for you.

Still cheaper than a stick built house and you got space and privacy with the acreage :)

Man that added up quickly😮

Yeah, paid 28k for a two story house with a barn on two acres in 2005. Watching this is depressing.

I am looking for land for a manufactured home, and this is the best breakdown of the steps and costs that I've seen so far. Thank you for sharing and good luck in your new home, it's beautiful!

I moved homes for 20 years. Quit around 2008. Home prices and transport and set prices now blow my mind! A good built double wide with 2x6 walls would run around $40-60k. New delivery and set would run around 10k. Without setting on concrete runners keep an eye on doors and windows. If they start binding, get the house re-leveled. I charged $500 on a double wide, no telling what it is now tho. Congrats and happy camping! 😂

Got 10 acres in Arizona with two double wide ,barn ,shop and storage sheds, 50,000, there's deals out there you have to hunt

We bought a discontinued model from a manufacturer. It had been used as a model for 2 years. Since it wasn't available for the new buyers, we got a great deal ( about 1/3 less than the new price) and it came fully furnished with drapes and curtains.

You guys seem very happy there and that's priceless
