appreciate the charts. 1-1.5m is nice for a hdb upgrade, or a condo with less space. we’ll find out what the gen z dinks prefer.

Nos, of years past , why keep up up,loan loan how people do it. I saw people eating very low tier ,but paying stay is over expensive. Yes everyone always say construction cost,oil,labour cost and economy only average only. Where money come from n so much of people young or old already cash low.

With cost of living rising, uncertainties looming large, huge volatility in job markets. Gen Z born in an era of high cost, lesser opportunities and stagnated wages.
They have lesser financial literacy, more yolo mindset and less prudence approach . To stump out the huge capital outlay for a private condo new launch / resale will be a mountain too high.
The sample size not large and extensive enough.
Question : “ Do you want to upgrade to condo.”
I believe without much thoughts, as a dream/aspiration , large demographic will say yes unequivocally.
It is akin to the question, do you want a 5 digit monthly salary.
Without thinking deep, mostly will say yes.
I think the narrative will shift not because of dwindled ambitions but the global outlook/markets/economy will be facing alot of headwinds in the upcoming years.
Hence , in my humble opinion, the biggest winners might not be in the private market.

Hongkong property market can be a precursor to the future of Singapore. It shows you clearly how capitalism works in a free asian economy over time. The gap between residents of public vs private housing widens and widens year after year until it becomes totally unreachable for the common man. In another 5 years, living in private property will remain a perpetual dream for the regular Singaporean. In 10 years, it will be unreachable for regular employees. Unless you run a flourishing business you can just go to one corner and suck thumb.

This is a poorly conceived policy. Eventually, the popular schools will be overwhelmingly subscribed and most of the children would be allocated schools by MOE by distance. It is much ado about nothing and a pointless exercise. There are so many things that MOE could have done, but it focused on home prices. It is pretty unfocused.
