I want to move there, but want nothing to do with any HOA contracts. I’m in an HOA now and it’s a nice house but I want more outside space and no cult memberships. I don’t care if it’s $5 monthly. It’s the entire plan to control that I won’t buy into.

I would love to buy a new home there but NOT willing to sign any contract that gives a company the rights to my home, or put a lien on it for any of their fabricated reasons. Damn HOAs ruin so many possibilities. 😡

HOA's can be an issue. One HOA in Eagle has a lawsuit and a counter lawsuit pending which would be an added expense when pricing out a home.

I still think the streets in alllll the neighborhoods, even the last, are not wide enough. They’re still packing homes in too close too. When there are constant contractor’s vehicles everywhere, the streets are almost impassable.

You should mention the HOA ranges in these neighborhoods. None cap off either, so as they develop more, those dues go up annually w/o any end.

I have friends that moved to Riverstone to have an Eagle address although it is in Star. It is pinched into an area bordered by hwy16 and 44 and the river and difficult to get in and out on service roads.

I moved to the the Eagle area a year ago, and this is an absolutely outstanding overview of Eagle and the pros and cons, including cultural factors that many RE agents don't like to address (i.e., it IS a wealthy area, and attracts ppl with money, typically ppl with out-of-state money). My only minor criticism is that video didn't quite emphasize enough how many ppl in Eagle are from California, and to a much lesser extent coastal Washington. These ppl ARE generally conservatives, as you stated, and many/most are fleeing California, but many are also still Californians in some regards.

Can you direct us (zip codes) where there's no fire insurance hike? I know fire is a huge problem, but not all the areas are effected.

I like how you mapped this. Do you have a perspective type video l for Nampa as well? Finding my way out of Nampa’s cute, diagonal, downtown and similarly numbered streets (7th St, 7th Ave, add north or south) gets confusing.

I always wonder that the developers don’t pay to develop road infrastructure. It is just passed on to all the tax payers when we vote for increased support for ACHD. Just a question I gave based on the limited info I gave seeen…. But …
