In this video, I analyze 50 REITs using 3 criteria: P/NAV below 0.90, liquidity above R$1 million per day, and dividend sustainability.
After the filters, 4 REITs remained, from different segments. We'll analyze funds from shopping malls, logistics, paper, and fund of funds, looking at price, net asset value, dividend yield, vacancy rate, portfolio, risks, and the main points of attention.
And there's more: at the end I show a REIT that reached a yield close to R$0.90 per share, but suffered a sharp drop after a significant change in the fund's scenario. An example of why a high dividend yield alone doesn't necessarily mean an opportunity.
I also run a simulation showing approximately how much R$1,000 in each of the four REITs would have generated, considering the latest payments presented in the video.
