Three honest notes:
1. King County is #1 despite NOT having the largest percentage increase. Okanogan is up 48% — but on 370 listings. King added ~1,500 homes on a base of 7,836. I explain the reasoning on camera rather than hiding it.
2. Kittitas showing +18.98% median growth at 6.40 months of inventory is almost certainly a mix shift (Cle Elum corridor closings vs Ellensburg), not real appreciation. Said so on camera.
3. The Snohomish "+45.8% resale inventory" figure is from a private brokerage, not NWMLS. Labeled as directional.
