Very good watch for someone who is starting out like myself, thank you! Looking forward to more content in the future 🏘

£40k left in and £6k profit per year is 15% on cash employed, pretty good for a first deal if you ask me. Well done.

The back bathroom needs to be insulated, otherwise it will be cold and attract damp. Generally those extensions are single brick, but that said my own property is double and we still have issues. Use a DPM sheet on the brickwork and then use insulated plasterboard and you'll never have to re-visit it, otherwise you'll get constant issues. With Victorian properties I always insulate the window walls now with Celotex, it bumps up the EPC rating and avoids all the damp, but remember also to have vents in the rooms to reduce the humidity.

15:30 Pretty sure that was a jab towards Ste Hamilton haha

Very good video interesting walkthrough and showcased a true understanding of whats involved.

Kindly show the finished product and current figures. Thank you

Congratulations nice video . Just wondering do you need two company for BLT and when you flip?

Great example and congrats Adam! Penny really dropped when you mentioned accounting for the rent profit being worth typically x2 BTL in lower priced areas such as south wales etc. Which helps give a good perspective on why there is more money left in

Hello Justin, I am currently undertaking a similar project in South Wales, although it is on my own property.  I am hoping to release the equity and refinance to purchase another home.  Could you offer any advice on the most effective approach? I have extensive experience in the construction industry, having completed this renovation myself and increased the property value by approximately £35,000-£40,000. I am now focusing on long-term planning and financial security for my family.

Very informative video, and great to watch someone in my local area taking the path I am. Perhaps I’m missing something glaringly obvious here, but I’m struggling to see how he’s made any money on this deal though? £175k purchase, plus £45-50k refurb, £10k stamp duty/legals and approx £10.5k in bridging - if I’m not mistaken, he’d have been at £245,500 give or take?

Thank you for braking down the costs. But didn't he also pay bridging costs? Was that counted in?

One of the lenders asked for damp and timber reports which a expert identified a lot of damp. black mould down stairs, paper pealing of the walls on 1st floor walls in different places... but I did not "feel" they were right because you know .. regulations" when I came over with "a builder" the guys said... nah mate.. save 8k... you aint gonna liver here anyway... thats is one way of being glued on (on profit) and education is key (take on lenders that don't give much thought to living standards as long they make their cut in 6-12 months)... and the cycle of appalling properties blessed by a lick of paint continue or 50k of refurbs will go down the drain after 18 months

you must be dreaming if you think that house would sell for 250k no matter how much you spend on the refurb. 50k to renovate that tiny house you've had your pants down. this doesn't sound like he's had a good deal at all to me. he would be very lucky to break even if he was to sell

house + fees + stamp duty £185k

refinance 75% of £250k = £187,500

refurb at £50k

he left nearly £47,500 in the deal

turn key would cost £62,500 deposit + £12k in stamp duty and fees.

he saved about £25k + 12 weeks of headache
