Amenity fee does not cover entertainment.  Squares, shopping and entertainment are open to the public, amenities are not.  Championship golf courses are public, not amenities, but residents get a discount.

Your description of NEW construction via PRE-OWNED is spot on. 👍🏻
But the biggest difference is the house itself.

We are in our 4th year and every year we have done several projects since buying a NEW home … gutters (not included in new construction), landscaping, expanded the lanai with a birdcage, painted garage & lanai floor, finished laundry room, drop-stairs to attic, water filtration, etc etc

The other thing is many of the pre-owned homes have older layouts. This turned us off during our lifestyle visit. We prefer an open floor plan that is now available in newer models. Older models had walled off rooms.  

Lastly
… location, location, location.
We prefer the south closer to Leesburg & the turnpike (and Clermont & Orlando), where others would prefer to be closer to the town squares, shopping & medical “inside the bubble” (the preferred location being “between the 6’s”)

And the bond is not an issue for us. We just consider it part of our property taxes. And even with the bond, our taxes in Florida are significantly less than we pay up North which pays for: schools, police & fire, public works, health services, forest preserve, libraries, parks, community centers, local government, etc etc
So is the bond different than what we get taxed for up North? 🤷🏼‍♂️

Healthcare is a big issue.  The three counties have like 15 cardiologists.  I used to have a condo in Naples.  Naples has 1/4 the population, but has over 150 cardiologists.

All perspective buyers should watch this.

Don’t underestimate the upgrades. With a NEW build  home you will definitely want to do some things to a new home. At a minimum, you’ll want add gutters (new construction, didn’t include them), landscaping, water treatment, etc.

We’ve in our 4th year, and we have made three seasons of upgrades totaling about $30,000, NOT including furniture & decor (our Northern decor doesn’t work in Florida) 😏

The bond is often a stumbling block for buyers. Consider it part of the cost of the home.
Many are paid off up North. Bonds on the new homes down South are MUCH higher.

Personally, I find the medical here to be very good. I was in the ICU with a blood clot & pulmonary embolism last year and I gave the Villages Health 5 stars (not all will agree). A few years ago it was graded F, but last year it was upgraded to a C. We are also close to Leesburg and that hospital is rated even higher … plus lots of specialties, dentists, pet care etc. in the area.

Florida has a bad reputation regarding insurance, but our insurance in Florida is significantly lower than up North.

I would recommend keeping your car, in addition to your golf cart. We, personally, go “outside the bubble” (Leesburg) quite often … for shopping AND restaurants, plus service (auto) & medical.
A couple of our neighbors do NOT have a golf cart, but I highly recommend it - it’s a fun part of the lifestyle.

Yes, the social life is a big part of the lifestyle here - most everyone is friendly. Lots of clubs, block & neighborhood parties and golf groups.

What areas just outside of villages can you recommend as safe and upping coming areas to live?

I’ve been a resident of The Villages for 14 years now, and this guy hits the nail on the head.  Listen to him if you are interested in moving here.  There’s no BS here whatsoever.  I’ve heard a lot of BS about moving here over the years, but this guy is the real thing.  Listen to him.

Fellow 603 here.  How has your transition been? We’re considering the TV for retirement.  However we’d be snowbirds as we couldn’t handle the summers down there.  Also considering OTOW in Ocala.

What about buying in the villages as a second home? Can you rent while you’re not there or do they only sell for primary homeowners?

You are incorrect about the activity fee paying for the entertainment around the squares.  It is paid for by the stores and restaurants in the area.  That is why non residents can enjoy the squares.
