Please can you and Stiggy do a boozy live on budget day like last year !!! 😂

A farm behind my house is winding down. With the increase of energy bills and now with the diesel prices, they have been making huge losses and can no longer continue. The farmer’s wife saw me whilst I was on a walk and got talking to me. This is a rural area with a small community where everyone kind of knows everyone. They are now in the process of selling their livestock, plant and machinery. The plan is to invest the cash and that is expected to give them enough returns for an income till they retire in a few years. The farm has been in the family for generations and they do want to hold onto some of it for their children. They did think about selling some plots to property developers. They approached the developer of the new build development that is happening about 20min drive away which is on a piece of land that was once owned by a neighbouring farmer who sold that plot about 10 years ago and there’s still properties in the process of being built. The developers, however, have said that they are not interested in buying more green belt land, their plans for the remainder houses is on pause and they have submitted a pp application for the residual space to be redesigned as a park in order to bring the development to completion.

Today, I discovered one of the four estate agents on my high street had permanently closed shop.  They were part of a small chain.

I'm a FTB with my girlfriend and we were planning on extending to the max of our mortgage offer to get a forever home at around 400k but with our 4.7% fixed expiring in 3 weeks and no property chosen, we will have to get a new offer at the higher rate. Don't know whether to extend to the max on that or settle for a cheaper property that we plan to move on from in 5-10 years but have no financial risk with. What are peoples thoughts? We want to get married and have kids but need to buy a house first. Man I hate this government, I dont think they realise how much their ideology affects people's life goals... Luckily we are young at 22 and 23 but still :(

these higher interest rates are no bad thing for controlling the amount of mortgage naive young workers take on

Oh drat, newbie mistake, missed thi 🤦‍♀️, thought it would be on Weds, and I had a question too

Things that could affect interest rates.
1.  The October UK Labour budget.
2.  The USA mid-term elections in November.  The Democrats could control the House and the Senate.  This would severely weaken Trump's presidential power and alter the course of the Iran war.
3.  The Anthropic IPO planned for November.  The biggest IPO in history valued at $2 Trillion.  This would require a significant reshuffle in assets held by banks, investment companies, pension funds and hedge funds.  The markets could become quite volatile during this process.

Are mortgage rates really just the bond market rates. Hello Andy B?
