Miami's $25M oceanfront towers along the thin strip from Surfside to Sunny Isles Beach are slowly sinking into the sand because loose sand layers trapped inside porous limestone are compacting under repeated vibration and tidal groundwater flow. A 2024 University of Miami study using Sentinel-1 InSAR measures 35 oceanfront buildings settling 2–8 cm between 2016 and 2023, with most movement starting after adjacent construction and pile-driving began; iconic towers like the Porsche Design Tower, Trump properties and Ritz-Carlton Residences are affected. Owners face soaring insurance costs, mandatory structural inspections and huge special assessments, and they cannot stop the tide or undo the grain-by-grain settling, leaving them effectively trapped.
