Sean Hehir has spent nearly three decades building Trinity Investments into one of hospitality real estate's most disciplined operators, buying resorts nobody else can replicate and refusing to chase cap-rate arbitrage to do it. Hehir grew up in Botswana, trained at hotel school in Switzerland and Cornell, and joined Trinity in 1998 before taking over as CEO in 2009.

Today he oversees a portfolio of large-format, irreplaceable resort hotels built in partnership with brands like Hilton, Marriott, and Hyatt, and with mega private equity funds that need Trinity's hospitality expertise to deploy capital into the sector. Jack and Alex sit down with Hehir to talk about why nobody's building new hotels, how Trinity underwrites counterparty risk before it underwrites price, and why he thinks AI is making human hospitality more valuable, not less.
