How can Ugandans in the diaspora build or buy a home back in Uganda without putting their hard-earned money at risk? And what options are actually available to ordinary Ugandans who want to own land, build a house, or invest in property?
In this episode of CEO Insights Uganda, we sit down with Doreen Nyiramugisha, Head of Marketing and Communications at Housing Finance Bank, for a wide-ranging conversation about home ownership, mortgages, investing, and the changing housing market in Uganda.
Doreen explains the different housing finance options available, including home loans, land purchase, equity release, and the incremental housing loan, commonly known as Zimba Mpola Mpola. She explains how Zimba Mpola Mpola allows people to build progressively, from buying land and laying the foundation to roofing, fencing, water, solar, and other finishing stages. The conversation also looks at how people with irregular incomes, including those in the informal sector, can approach housing finance.
For Ugandans living abroad, we discuss some of the biggest challenges that come with building a home from the diaspora, including sending money to relatives, lack of professional supervision, poor planning, and projects that remain unfinished for years. Doreen also explains how Housing Finance Bank works with professionals within the housing ecosystem to help customers manage their projects.
The conversation goes beyond mortgages. Doreen talks about investing in government Treasury Bills and Treasury Bonds through HFB's digital government securities portal, savings options for people who are still preparing to invest, and the importance of taking time to understand your financial goals before committing your money.
We also discuss credit history and why maintaining a good repayment record can affect your ability to access financing in the future, as well as some of the common mistakes borrowers make when planning and managing their investments.
Doreen shares the story of Mandela, a young boda boda rider who used incremental housing finance to build his home, and explains why she believes home ownership should not be limited to high-income earners. We also explore group borrowing, affordable housing, green housing, energy-efficient homes, and HFB's Zimba Challenge, which is supporting ideas aimed at making housing and construction more affordable in Uganda.
For Ugandans in the United States, United Kingdom, Canada, UAE, South Africa, Kenya, Rwanda and elsewhere in the diaspora who are thinking about buying land, building a home or investing back in Uganda, this conversation offers practical insights into some of the options available.
