I wouldn't use the word "affordable" for any of these towns.

the goal is to have appraisers put as high of value on houses as possible so they can screw you over in property taxes.

Also Manitou: nowhere to park, rock slides, major flooding, high insurance rates for homeowners, tourists, homeless, drug addicts, and the prices you listed are not affordable.

5) Manitou Springs, CO. Median asking price $633K. Median offering price $595K. 3 condos and 2 townhomes. 4) Idaho Springs, CO. List prices $511k actual $470k. Driveways are at a premium. 3) Pagosa Springs. 140 new workforce housing units in progress. Average $576k. Median 550K. Almost 300 homes for sale. A good number of condos and townhomes, too. 2) Leadville, CO. Adding over 100 homes. Housing is heating up a bit: Median list price $565K. Not much in condos. 1) Buena Vista, CO. Median $660k. Housing prices are cooling down a bit. Some condos and townhome developments around the south main area. As many lots available for building as for existing homes.

Colorado is no longer affordable.

My guy, nothing close to the Front Range is "affordable."

Idaho springs got expensive.
They just put a 71 million dollar gondola in…

My mom lives in Buena Vista and she just sold her cabin built in 1878 that was mildly renovated and 900 sf for $585 this town is not affordable.

Half a million dollars does not sound affordable

Our first house was in Idaho Springs back in 2000 and we loved it! I really wish we still had it, as simple as it was. Built in the 1890's.

Thanks man! Was just back in my old haunt of Longmont last week where I lived from 2003-2009...loved it! All my family was back east back then, so I made a bad move to move back...now all I can think about is moving back to Colorado. I love Longmont, but also want to try a mountain town...this helps a lot...thanks!!!

So where are the affordable homes?

@HollyRock 1 year ago (edited)

Don't forget the $20 fee just to park to hike the incline. The metered fees are also high in town. I quit going to a local restaurant because of how high they are... It used to be the witch haven of the US but I have seen less of that. Because of progress the local natural bubbly was cut off at the Indian Statue and the waterfall trail cut off. This is not a big town. Sounds like developers are trying to ruin the landscape. There is no grocery store in Manitou BTW.

No matter where you live in the mountains of Colorado, you better have lots of money. Things were once affordable in the non-ski resorts but those days are long gone. What was not mentioned in this video is Salida. This town if you can afford it is fabulous. It's has so much charm, it is really safe and absolutely a perfect location for mountain living. Tiny towns in the San Luis Valley are likely the only locations now in Colorado that are affordable but you only have Alamosa for shopping. If you want gardens and fruit orchards you need to be on the Western Slope near Montrose or Palisade region.

Idaho Springs used to be a sleepy mining town with character. It (and the surrounding mountain properties) has been DESTROYED by greed & all of the "activities " you just described. Being just 30 minutes from Denver, Idaho Springs is absolutely crammed with rafters, bicyclists, 4 wheelers, and adrenalin junkies. Horrific parking situations & traffic jams non-stop. It has completely destroyed the mountain way of life. Idaho Springs is now nothing more than an amusement park for adrenalin junkies.

Manitou Springs also has ACTUAL natural water springs. The one in the town square is the soda spring, so called because the water is naturally carbonated and tastes sweet. People come out of their homes and get cups of the water to drink during the day.

Please expand your coverage to North and West of Denver…or how about the communities between longmont/Erie and Ft. Collins? Towns like Loveland, Firestone, Berthold, etc. The great weather of the front range without the prices.

Colorado is an all-around stunning state!
And/but when it comes to Leadville at over 10,000 feet above sea level be warned that not everyone can handle that altitude and the thinner oxygen. Been there once and both my friend and I had a splitting headache till we drove to a lower altitude and took some aspirin.
