The problem is the amount of new construction. Existing housing is trying to compete with this new construction and a younger buyers preferance for this new construction. While the older homes usually have more convenient locations and larger lots they need to price their property below that of the new construction to attract the younger generation for whom location and a large lot are not a priority. Unfortunately for older sellers wishing to downsize this with high interest rates limits their options and causes them to delay their decision. In some cases local governments need to slow down the amount of new building permits to allow time for infrastructure to catch up and preserve the value of existing homes and prevent the deterioration of existing neighborhoods.

My 5 year old house is down $25k from last year. Greenville is absurdly overpriced, and will continue to tank. Too many other markets with more to offer for less

Yea but those homes that are priced right don't compare what the other homes have . My home has many up grades and high end fixtures .yard is done nicely fence in yard and more land than average homes in my area and less traffic

It will never crash because u have all the northern knuckleheads selling their million dollar homes up north and taking that cash and buying 450 thousand and up 800 thousand in south Carolina and getting more for your buck and their paying less taxes !! My house is wouldn't sell below 560 thousand I live in beautiful simpsonville south Carolina!!
