I totally agree with you on everything because I did the same thing. I’m well diversified in real estate and equities,started in my 20’s and now 54 starting to slow it down but yes always afraid of loosing it or not having enough especially in NY where everyone has their hand in my pocket , 😂

Okay, sorry the trolls tried to respond to my post pushing a certain financial planner which had nothing to do with my post. Anyhow...great advice. Retirement is so different for everyone. emodeled an off-grid home on 9 acres. Solar, springwater, grow some food. $50k Saved. 58 & 65. We work half the year together, half days, netting $29k. It covers our spending. We'll work another 7 yrs. then likely sell a little of our bounty for extra $.

10-15 years flies by faster than we think! Start now if you haven't already! We saved and invested aggressively through our late 20s and 30s and are comfortably FI now in our early 40s.

As the saying goes, the best time to start was yesterday. The next best time is today.

I bought a house thinking I was going to move to a smaller more affordable house in a smaller town a couple of hours away. then covid hit and i decided to rent instead and keep my current house. I did it on my own with no management company. I did not like it at all. My tenant was ok. I just didn't like the managing of everything. I sold after about 3 years and ended up doubling my money just from equity but the renting money was really just a wash and went into maintaining the house.

lol.   That’s exactly what people say! But you bought those 10 years ago!   Thats what people will say to you in ten years!

You can't buy a closet for $400K anywhere here.   Stock market historically returned to even within 3 years.  Keep a three year cash bucket.  Save yourself all the landlord headache.

But wait… there’s more!   Rental properties are one of the most tax favored assets in the US!  You only need to buy one rental at a time!   Nothing extravagant!

If your going to show a plan find a real listing since your a relator, then use real interest rate for a rental, then get an insurance quote for rentals , and quickly you will find 10 years ago the numbers made sense. Interest rates have not been this high since 2002. Your math will be completely different the nthis video.

I don't like real estate.  Rather just have a business, ETFs, or stocks.

I'm 53, and the median single-family property in Orange County (So Cal) is 1.5M.  I think purchasing/managing a duplex for me would be a stretch, even though my house is mostly paid off.

As a way to protect against the looming AI/Market-Correction..   any thoughts on Public or Private/Non-Listed REITs  ?  Or maybe one of the many real estate crowdfunding options ex. Arrived , Fundrise , Groundfloor, RealtyMogul, Lofty, CrowdStreet, EquityMultiple etc?

Utilities               :    $400 (incl Electric, Water/Trash, Natural-Gas, and Landscape Maintenance )
Phone/Internet :     $100
Car                      :    $400  (incl Gas, $2k/yr Car Insurance, Registration, AAA, Maintenance)
Food                   :    $400  (Groceries / Eating out)
Misc (Gym, Amazon, Digital Subscriptions, etc): $400
I'm estimating $15k-20k/yr for ACA Bronze Healthcare.

As an alternative to being in the stock-market, I've been looking at SPIA (Life-Only) annuities. Similar to Life Insurance, Amway and Timeshares, people often say to stay away from it.. but for the right person, Single, Die-With-Zero attitude, and anxious about the market or seeing your portfolio dwindle, it seems to be a good fit : You sell off most of your portfolio, and in return you get a guaranteed income for the rest of your life!
