I filmed this entire video on a trip to Alaska. While I was gone we kept buying houses, remodeling them, closing them, renting them out and handing deals to our clients. I did not touch a single one of those.
That is what this video is about. Not the highlight reel version of passive income. The actual structure, the actual people, and what all of it costs every month.
First I tell you what passive income really is, and why rentals are not passive. Owning rentals is a job. I did that job for years.
Then I take you back to what it looked like when I wore every hat. I was acquisitions, dispositions, project management, leasing, bookkeeping and the handyman. I pulled records at the courthouse. I walked every property myself. We self managed our own rentals and I took the tenant calls. It worked. It also wrecked almost everything outside of work, and I get into that part too, because nobody puts that in the video.
The second half is how we got out of it. I draw the whole company out on the whiteboard: wholesaling, 70 plus rentals, the remodel side, title, and the done for you clients. Every seat, what that person actually does all day, what order we hired them in, and what breaks when one of them is gone.
Then I put real numbers on it. What each hire costs us a month, what the whole team costs, and which seat I would hire first if I was starting over with nothing. I DRAW OUT THE ENTIRE FLOW!
