The rate in my area for a floorplan, drone, video, photos, 360 tour, and a 30 second agent marketing social media video is $400. This is a flat fee and covers taxes and transaction fees.

Each gig can be unique depending on customer expectations. Completing a mutually-accepted shot list to establish scope is a good start, assuming that additional opportunities will limited to 10% or less of the total number of deliverables on the list. We don't offer packages, we offer a list of services and every gig is unique based upon the services requested.

I'm in central Ohio and title agencies are partnering with photographers and charging dirt cheap for packages that are really well done. In Columbus you can get photos, drone shots & a virtual tour for $200. That price includes free marketing pamphlets, open house flyers, etc. How do you compete with that?

Only 5 to 10 minutes to shoot a 1,500 sq ft home?  I am guessing you are shooting HDR with outsourced editing.  I shoot flambient and would be there for about 45-minutes to an hour.  I am also assuming I am delivering more images.  Since I live in a resort and most homes have water views, I generally deliver between 25+ flambient images for that square footage.  I charge a little more than the HDR shooters, but the higher end agents don't mind paying a little more.  I do use the square foot model.  Years ago I started with the per photo model but it never worked to my advantage.  Who wants to count photos while shooting?  When I shoot, I never know what the final photo count will be.  I simply shoot everything of importance.  That keeps me from having to return to shoot something the agent may have wanted.  Yes, it takes me more time to develop more images but it beats an hour return trip, so in the long run it actually potentially saves time.  Thanks for all of your videos, I find them informative and enjoyable.
