Choosing to keep the minerals after finally understanding the system showed patience and long-term thinking rather than chasing quick money. Helium is a valuable gas. Being lighter than air, is rises in it's free state to the highest level of our atmosphere, and eventually into space. All the helium man uses comes from beneath our feet, and must be extracted through mining, oil, and gas extraction. Hydrogen, is even lighter than helium, and can be produced by separating the the oxygen and hydrogen in water, is easy to make but is highly flammable... think Hindenburg. That makes helium more practical for many uses, like some testing equipment, or balloons that monitor weather, take men high into the atmosphere, or hold up those Mylar balloons you get from the grocery store.

Pretty sure that the chemical symbol for Helium is pronounced H E., 2 separate letters..not he as a word

Good story.  I only just managed to understand that you need a geologist, an engineer, and a lawyer to say hello, i'm stupid.

In well production, there are two terms; primary & secondary production.  The primary term is fixed.  Whoever signed the lease in 1978 got paid a fixed amount for exploration.  During the fixed period if the land doesn’t produce, then the lease expires after “X” years.

The secondary production is the part the story glossed over.  The well is producing.  If it’s producing, then an ongoing royalty is required.  Somebody was getting that royalty prior to Ethan’s purchase.  When Ethan bought the land and thus acquired the mineral rights, the perpetual royalty for extracted gas should have transferred to him.

It’s like owning an apartment building and the previous owner sells it to you.  The old owner is not entitled to the continued rent.  As the new owner, you’re now entitled to that rent for buying the property.  Red Mesa should have started paying Ethan the second he bought the property not the previous owner.

I would think that every time ownership of the land changed then a new lease would be needed with the new owner.  
If I purchased an apartment building all of the current tenants would need to sign a new lease with me.
