The worst financial decisions I’ve seen is not property ownership. It is cars. I’ve noted the people in our estate driving extremely expensive vehicles. Vehicles depreciate. Some think it’s an asset or status symbol. All it does is keep them financially dependent on a Bank.
Trick: I chose to buy a house way smaller than my affordability so that I enjoy life and absorb any economic changes e.g. fuel increases.
While property remains a powerful investment tool, housing should perhaps not only be viewed as an asset for wealth creation, but also as a long-term stability solution for people entering later life stages. The realities and risks of relocation, rental insecurity, and rising living costs at age 75 are very different from those at age 35.
Perhaps the real question is: are we building property markets for investment portfolios — or sustainable living for the natural phases of growing older?
In my opinion ( I’m was a FAIS accredited lending official - old school bank manager before computers ) buying property, with a 20 year access bond, and dropping every single spare rand into it is the best option. I used to increase my payment yearly when increases happened, used the bond as my emergency savings account and was VERY disciplined. 15 years to pay the bond off and the property had increased in values by 150 %.
As mentioned, discipline and location are key.
If I die, my kids will have a home to go to should they have difficulties. With the cost of living these days, our kids are left exposed.
